Rental Requirements

Please review the following for our rental criteria requirements before filling out an application.
This is meant as a guide to avoid you paying an application fee and possibly be denied.

• No evictions

• No judgements in the past 5 years
• Monthly income should be 2.5x the rent or Section 8 portion
• Good payment history from previous residence

Credit Score 📈

Our minimum credit score is 580. If your credit score is below this, you may be subject to a higher security deposit. If your credit score is way below 580, please contact us before applying.

Eviction/Judgement Check 🏠

Unfortunately our process disqualifies applicants with previous evictions on their record. This goes for in-state and out-of-state evictions. If you have an eviction on your record and believe it was unfairly reported and are working on getting it removed, please give us a call before applying.

If you have a judgement on your record and it was settled between you and the Plaintiff, please let us know before applying so we can note your application. Any default judgements in the past five years on your record will be grounds for application denial.

Monthly Income💰

Our income requirement is that you make 2.5x times the rent in monthly income. If you are using a Section 8 Voucher or HUD Vash Voucher, you should be making 2.5x times your portion in income per month.

Pet Policy 🐕

At this time we don't allow pets in any of our rental properties.

What if my credit score is below 580?

You can still apply, but if your application is accepted, you may be subject to a higher security deposit to move in.

Can I apply if I have an eviction more than 5 years ago?

We only accept applicants who don't have any evictions on their record. If you're working with a Plaintiff on getting an eviction removed, we may be able to make an exception. Please contact us before applying.

What if I don't meet the income requirement?

We cannot rent to you if you don't meet the income requirement. This would put you in an unfair living situation.

What if I have an eviction on my record, but it wasn't my fault?

We understand that life happens and sometimes circumstances can make it harder to find housing. If you feel you’ve been treated unfairly in the past and want to talk with us before applying, please reach out first. While we can’t promise an approval, we’re happy to review your situation with you before you pay the application fee. Please note that in these cases, we’ll need documentation or records from you showing that the eviction wasn’t caused by anything you did wrong.

Me and my current/previous Landlord didn't get along. Will this hurt my chances of an approval?

We understand that misunderstandings can happen between tenants and landlords, and we do our best to be fair and understanding. When we contact previous landlords for references, we’re mainly looking for two things, consistent on-time payments and that the property was well cared for. Personal conflicts or differences aren’t really a concern for us. Our goal is to provide a great rental experience and maintain a positive relationship with all of our tenants.

I'm currently homeless and don't have a Landlord or payment history to report. Can I still apply?

We understand that homelessness is a real challenge and can make it difficult to verify rental history. In cases where we are unable to confirm your rental history because of homelessness, we ask for a few alternative forms of verification. Specifically, we’ll need a letter from the shelter or housing organization assisting you, confirming they are aware of your situation and are providing support or payment assistance. Since we’re unable to verify your previous rental history, an additional security measure applies, and the required deposit will be twice the standard amount.

Things That Can Flag Your Application 🚩

• Having an unexplained eviction on your background check

• Having multiple collection accounts for utility bills (water, gas, or electric)

Using a false address for your current address or a previous address


• Submitting incomplete or falsified payroll documents

• Not having a previous rental history for us to verify

• Having a default judgement on your account from a previous Landlord


• Submitting blurry or ineligible documents. If taking pictures of documents, we recommend using the Adobe Scan app (iOS and Android).


• Using a friend or colleague to impersonate your current or previous Landlord or Employer


• Falsifying your monthly income amount

Things That Push Your Application Through ✅

550-580 credit score or higher


• Clear and complete payroll documents


• Good referral from your current and previous Landlord (contact them before applying and let them know we will be calling)


• Good referral from your current and previous Employer (contact them before applying and let them know we will be calling)


• No evictions or judgements
